PJMA were appointed by Blenheim House Construction for the implementation of a scheme to demolish two adjoining buildings in Maddox Street, Central London and to replace them with a single office building with 2 retail units on the ground and basement levels and 6 further storeys above.

The project involved the retention of the facade to one of the building frontages onto Maddox Street, including replacement of a historic shopfront. These were integrated into a more contemporary overall composition. Work during construction was complicated by the tight urban site adjacent to Regents Street and the necessity to maintain a means of escape from the adjoining building throughout the project.
